Bermuda’s hospitality industry is experiencing a “renaissance,” the destination said, fueled by a surge in hotel investments. Year-over-year leisure air arrivals, according to the Bermuda Tourism Authority, continue to see steady growth, with recent reports showing a 3% increase. In addition, hoteliers reported a 4% increase in occupancy as of Q2, plus an 8.4% increase in ADR and 12.7% rise in RevPAR.
The $550 million renovation of the Fairmont Southampton, slated to reopen in spring 2026, stands as a catalyst for the island. The rebuild will modernize the historic resort with all new guestrooms, lobby and reception areas, and meeting spaces and ballrooms. The dining outlets have received significant updates, as well, and the Beach Club will include a new grill and resort-style pool with beach views.

Good to know: the resort is also adding luxury residences to its inventory.
In celebration of its 140th anniversary, Hamilton Princess & Beach Club has completed a $15 million renovation of its Bermudiana Wing. The recent renovations fuse the resort’s historic charm with contemporary elegance. As part of an ongoing transformation, the hotel has entered the fourth phase of its refurbishment, investing an additional $21 million to revitalize key event spaces. So far, the hotel has seen an investment of nearly $160 million.

Across from the Princess in the heart of Hamilton, the historic Rosedon Hotel is undergoing a $3 million transformation. Built in 1906 as a private residence, the property was purchased by the Kitson family in 1954 and converted into a guest house. Still owned and operated by the Kitsons today, the 32-room, family-run hotel is being reimagined with a mid-century look and feel.
Guests can enjoy dining at Clarabell’s, an outdoor wood-fired pizzeria set in gardens; the elegant yet relaxed Huckleberry Restaurant, soon to be refreshed with a more contemporary dining experience; and Bagels & Brews, a hidden breakfast cart tucked into Rosedon’s tropical gardens. The property also has an adults-only pool, complemented by a stylish new poolside bar.

Elsewhere, Grotto Bay Beach Resort & Spa is set to add 48 new rooms over the next two years, expanding its capacity by 25%. This investment follows recent enhancements to the Great House, which now has expanded meeting space and dining rooms, plus an updated Panorama Lounge—an outdoor, covered rooftop bar with water views.
Note: As the island’s only hotel offering an all-inclusive supplement, the resort is experiencing strong demand from families and travelers seeking a quick, convenient getaway.
