A second Australian address has been confirmed for COMO Hotels and Resorts, with the luxury hospitality firm appointed as the operator for an upcoming development on Melbourne’s iconic St Kilda Road.
The hotel and residential project, led by design-forward developer Orchard Piper in partnership with The Carter Group, will mark COMO’s east coast debut and is set to open in early 2028.

The new hotel will join the acclaimed COMO The Treasury in Perth, which opened in 2015, in the brand’s growing Australian portfolio.
“Melbourne is a city celebrated for its design, food and culture, making it the ideal destination for COMO Hotels and Resorts,” COMO CEO Olivier Jolivet said. “We look forward to bringing COMO’s signature hospitality, culinary innovation and holistic approach to wellbeing to the city through this landmark development.”

Occupying the first nine floors of Orchard Piper’s The Carter Building, the hotel will feature 102 rooms, including custom-designed family suites. It will also house a COMO Shambhala wellness centre with state-of-the-art fitness centre, function room, 20-metre indoor lap pool and a thermal experience. A restaurant, café and bar will be accessible to guests and locals alike.
Above the hotel will be 54 premium apartments, with residents also able to enjoy access to COMO’s global recognition programme, Comoclub.

“COMO has a market-leading reputation earned over decades of consistent delivery and is known the world over for its expertise in nurturing mind-body wellness, world-class cuisine and exacting service,” said Luke McKie, Director at Orchard Piper.
“They’re the ideal partner for Orchard Piper and The Carter Group, who share the same values and focus on more traditional principles of hospitality and service.”

The hotel has been designed by Kerry Hill Architects (KHA), which is renowned for its contextual approach to luxury design. It will mark a “return to a more understated and timeless luxury experience”, according to McKie.
Construction began in August 2025, with the hotel’s grand opening anticipated in early 2028.
